Independent Construction Oversight for High-Stakes Renovations in South Florida.

We Don’t Build. We Protect.

Trusted by Palm Beach homeowners on projects ranging from $250K renovations to $10M+ estate builds.

We represent the owner — not the contractor. From plan review and contractor vetting to on-site oversight and final walkthrough, we protect your project from start to finish.

Meet Your Advisor

For over a decade I've managed high-end luxury renovations and new construction across Palm Beach County, including a historic Palm Beach island home and a 25,000 sqft oceanfront estate in Manalapan.

These projects taught me where the real risk lives in high-value construction, and how to stay ahead of it.  Construction runs in the family.

My father is a general contractor in New Jersey that's where I started, learning the trade from the ground up before earning my Architecture degree.

When Hurricane Sandy hit in 2012, I spent the next five years rebuilding the Jersey Shore alongside him. That experience gave me a foundation most advisors in this market simply don't have.

I started Proper Build Advisors because homeowners at every level deserve an expert in their corner who isn't trying to sell them anything. I hold my General Contractor License and I work exclusively for you — not the builder.

Who We Work With

We're the right fit if you're a homeowner, investor, or family managing a significant renovation or new build, and you want independent expertise, not another vendor with their hand in the project.  Our clients typically include:

• Homeowners planning renovations of $100K or more

• Buyers preparing to build or significantly renovate a newly purchased property

• Investors managing construction without on-site availability

• Families overseeing projects on behalf of parents or relatives

If you're about to sign a contract, break ground, or you're already mid-project and something doesn't feel right — that's exactly when to call.

The Problem

Most homeowners spend more on a renovation than they did on their car — yet they walk into it without a single independent expert on their side. Contractors have their interests. Architects have theirs. You need someone whose only job is to protect yours.

  • Contractors working without a clearly defined scope

  • Plans missing critical construction details

  • Budgets expanding through unexpected change orders

  • Communication gaps between owners, designers, and contractors

  • Decisions being made without full cost or schedule visibility

  • Owners left managing problems they never anticipated

  • No independent oversight focused solely on protecting the client

Most construction problems don't happen overnight. They develop slowly — and they're almost always preventable with the right guidance at the start.

What We Do

Every engagement is tailored to your project. Whether you need full oversight from day one or a second opinion on a contractor proposal, here's how we help.

Plan and Scope Review

  • Identify missing details, cost exposure, and sequencing risks before construction begins and before mistakes become expensive.

Owner Representation

  • Attend meetings, ask the hard questions, and provide objective guidance — so you can make confident decisions at every stage.

Final Walkthrough & Closeout

  • Comprehensive punch list review and completion verification prior to final payment release.

Project Oversight

  • Independent site reviews and progress verification to ensure work stays aligned with scope, schedule, and quality standards.

Contractor Vetting

  • Bid comparison, scope analysis, and contractor evaluation before you sign anything.

HOW WE ENGAGE

Advisory & One-Time Review

Targeted help for a specific need — contractor vetting, plan review, contract analysis, or a single site visit. Perfect if you need a second opinion before signing or want independent eyes at a critical project milestone.

Full Project Oversight

End-to-end owner representation from pre-construction through final walkthrough. Ideal for major renovations, new builds, and any project where you need a consistent expert in your corner from start to finish.

Why Proper Build Advisors

We don’t build. We protect.

South Florida's construction market moves fast — and it doesn't always move in your favor. Permit delays, labor turnover, change order disputes, and contractors juggling too many jobs at once are all part of the landscape here.

We know this market. We've managed luxury renovations and major new builds across Palm Beach and Broward County, and we understand exactly where projects break down — and what it takes to keep them on track.

We don't build. We don't refer contractors. We don't earn commissions. We work for one person: you.

· Independent from contractors and vendors

· Licensed General Contractor with 10+ years of South Florida experience

· Clear communication at every stage

· Focused entirely on protecting your investment

What Independent Oversight Actually Looks Like

A Palm Beach homeowner came to us with a $400K renovation contract ready to sign. During our plan and scope review, we identified four line items that were either unpriced or missing entirely. Framing details, waterproofing spec, and an undefined allowance for cabinetry, we flagged the gaps, requested revised pricing, and helped the client negotiate a defined scope before a dollar was spent. The final contract was $55K lower and with better protections built in.  That's what it means to have someone in your corner before the project starts.
